Ferney-Voltaire : a strong identity

Every Saturday morning from 8 a.m. to 1 p.m., the Ferney-Voltaire market attracts a large local and Geneva population, welcomed by nearly 200 traders. With its many small shops and local services, the historic town centre takes on the appearance of a village during its weekly market. Ferney-Voltaire has thus been able to preserve its centuries-old identity while developing in a controlled manner. The city also has 2 shopping centres and will soon be home to a future Franco-Geneva ZAC comprising 195,000 m² of economic activity space, 15,000 m² of public facilities (a nursery, a school group, sports facilities) and an International City of Knowledge. These infrastructures, as well as CERN's nearby presence , are attractive to new residents.
 
For your children, the city has three kindergartens and primary schools, 2 leisure centres, 2 middle schools and an international high school. The city shines with the number and diversity of its sports facilities (a sports centre with a gymnasium and a martial arts hall, a fighting room, a water sports centre, an athletics track, seven tennis courts, two city stadiums, etc.).  and cultural (a media library including a toy library, three theatres, a cinema, a conservatory). Ferney-Voltaire also has about a hundred associations that actively participate in the animation of the city.

A dynamic real estate market
The third most populous city in the Pays de Gex, Ferney-Voltaire has 10,056 inhabitants who are nicknamed the Ferneysien. Its population is quite young as 37.3% of the inhabitants are under 30 years old and 25.8% between 30 and 44 years old.
 
The international clientele remains very present in the commune of Ferney-Voltaire, in particular because of its proximity to the headquarters of international organizations. Cosmopolitan and multicultural, the city of the patriarch has no less than 44% of immigrants (born abroad and residing in France).

Very popular with cross-border commuters due to its geographical location, Ferney-Voltaire also attracts investors. The latter invest mainly in apartments, a type of housing that represents 89.9% of the city's housing stock. As Ferney-Voltaire is an urban and dense municipality, its housing stock is mainly collective and offers a significant proportion of small dwellings, 26% of which are T1-T2. These typologies are suitable for young households at the beginning of their residential journey, generally renting their home. And indeed, according to the city's statistics, Ferney-Voltaire has 58.7% of tenants and 39.1% of owners. For all these reasons, Ferney-Voltaire represents a very dynamic real estate market with a high turnover rate.
 
Regarding prices, the square meter in new buildings (excluding parking) is negotiated at around €5,600, with prices ranging from €4,700/m² to €6,200/m². The price per new square metre in Ferney-Voltaire is therefore very close to that of the Gessian real estate market, which amounts to €5,465/m². In the old building, houses are trading at an average of €6,202/m² with prices ranging from €4,637 to €7,409, and apartments at €4,776 /m², with prices ranging from €3,571 to €5,706 .
The offer is mainly concentrated on condominiums built in the 70s, 80s and 90s, close to the center. T3 and T4 type housing remain popular with buyers.

Ornex

Located north of Ferney-Voltaire, Ornex has 4,983 Ornesians whose profile is more or less the same as that of Ferneys. However, Ornex has more families (64.9% versus 55.3% for Ferney-Voltaire), more primary residences (87.1% versus 80.5%) and its housing stock is more balanced in terms of housing type, with 47.4% houses and 52.2% apartments. The average reported household income of Ornesians is also significantly higher than that of Ferneys : €35,440 for the former compared to €27,650 for the latter.

Ornex is also a popular town because it is served by bus lines 60 and 61 of the TPG (3 stops in the town), allowing you to reach the Geneva-Cornavin train station in just 35 minutes.
 
The price of new property (excluding parking) is a little lower than that of Ferney-Voltaire since the square meter is on average €5,080. In older buildings, houses are on average negotiated at €5,784 /m² and apartments at €4,835 /m².
