Located at the foot of the Col de la Faucille, between the Haute Chaîne du Jura and Lake Geneva, Gex benefits from an exceptional natural environment and offers a remarkable view of the Alps. The city of Gex is the administrative capital of this territory and one of the sub-prefectures of the Ain. It has 13,362 inhabitants who are called the Gexois (not to be confused with the gessiens which refer to the inhabitants of the Pays de Gex !), most of whom are between 30 and 44 years old. The population of Gex is also quite young, with 41.5% of the inhabitants under 30 years old. It is the second most populous town in the Pays de Gex, after Saint-Genis-Pouilly.

Gex: a strategic location
Ideally located, a 35-minute drive from Geneva, the town of Gex benefits from family-friendly services and a well-developed road network. Indeed, since December 2020, the city has set up the Luge (Lignes Urbaines de Gex), which have a total of 43 stops throughout the city and provide access to public, school, cultural, sports, administrative and leisure facilities.
 The municipality is also developing, over a multi-year programme, soft transport.

The city of Gex is also easily accessible thanks to the many bus lines that serve it:
  • Line F in the direction of Gare Cornavin
  • Line 33 which connects Gex to Divonne, Saint Genis Pouilly, Thoiry and Bellegarde.
  • Line 818, which connects Gex to the canton of Vaud, with journeys from Gex-Divonne to Nyon

Gex: a preserved green setting
Gateway town to the Haut Jura Natural Park, Gex is also an important forest commune since it has the largest communal forest in the department with 1770 hectares divided into four massifs: the Dosse forest, the Turet massif, the Creux de l'Envers and Montchanais. The forest of Gex is included in the perimeter of the National Nature Reserve of the Haute Chaîne du Jura where the flora is abundant.
 
Its proximity to ski resorts will delight winter sports enthusiasts. Indeed, it is located 12km from the first alpine ski slopes with the resort of Mijoux-La Faucille and 16km from the cross-country ski slopes with the Nordic area of La Vattay - La Valserine. Nature is also present in the city centre. The Parc des Cèdres, with its many children's games, and the walk along the Journans with the La Poudrière leisure area are a delight for families.

Gex: an identity and a village spirit

Saturday is market day when all the producers of the region come together to offer fresh fruits and vegetables. There are nearly 200 small shops and local services in the town of Gex, as well as 2 supermarkets and 2 large specialist brands. The city of Gex is therefore more than ever asserting itself as a territory of balance between dynamism and quality of life. 
For your children, three school groups give access to nursery and elementary schools. The city also has a private elementary school, a public middle school and a private institution under contract with the state (Jeanne d'Arc institution) from kindergarten to high school.
In addition, "early childhood" centres are planned: the Diablotins and the " Bulle d'étoiles" network of micro-crèches, which includes two structures in the commune of Gex. 
 
A hundred or so associations animate and make the city vibrate with various charitable, sporting, cultural, artistic, school activities... Popular events for young and old.  As for gastronomy lovers, you will be delighted to discover the terroir and taste local products, such as Bleu de Gex (blue-veined P.D.O. cheese) or papette (brioche tart with pastry cream).

Gex: a dynamic real estate market

Being a little further from the Swiss border than its neighbours, the city of Gex has lower property prices than those of neighbouring municipalities. Also, Gex attracts families and the population that makes it up is quite heterogeneous in terms of work, the majority of its inhabitants being employees (24%) and intermediate professionals (20.1%). However, the average declared income per household is still €32,900 , compared to €21,730 nationally.
 
The city has 45.7% homeowners and 52.1% renters. The majority of them (87.5%) occupy their main residence, but the city still has 5.2% of second homes and 6.9% of vacant homes. The distribution of single-family houses and multi-family dwellings is not proportional, with 28.5% of houses and 71.1% of apartments in this territory. It therefore favours an active, dynamic real estate market with a higher turnover rate. As the city of Gex is a relatively dense urban centre, it offers a substantial supply of small housing, more than 28% of T1-T2.
 
As Gex is further from the Swiss border than its neighbours, the price of new and old properties is lower than the latter. Indeed, new developments sell for an average of €4,600 (price excluding parking), while the average for the Pays de Gex is €5,460 /m² for new builds.
In older buildings, the average price per m² is €4,133 for apartments and €5,592 for houses.

Echenevex: calm and authenticity
A commune bordering Gex, Echenevex is a small village with 2,572 inhabitants called the Chenevessiens or Échenevessiens. Its authentic character and natural environment make it a sought-after town, despite its lack of shops. However, this lack of services is made up for by its neighbour in Gex, which offers all the amenities necessary for daily life.
The profile of an " average " Échenevessian is as follows : he is between 30 and 44 years old, is an executive, lives with a partner, has children and owns a house.
Indeed, according to INSEE data, Echenevex has nearly 80% of families and 54% of them have at least one child.
 
Echenevex is typically a residential community, which attracts wealthy buyers who want to enjoy the peace and quiet of the countryside. 82% of its housing stock is made up of houses and the average declared income per household is €46,570 , which is higher than that of the Divonnais (€43,030 ), although Divonne-les-Bains is the municipality in the Pays de Gex where the price of land is the highest.
