New mandatory energy audit: everything you need to know to carry out your sales project
From 1 January 2026, a major reform of the Energy Performance Diagnosis (DPE) will profoundly change the energy classification of millions of homes throughout France. This major step forward, announced by government decree, will be a game-changer for property owners and investors.
What does the 2026 DPE reform consist of? 🔍
As a result, electric homes will be better classified in terms of energy, as their consumption is now assessed more realistically and fairly with regard to gas, oil or wood.
In concrete terms:
- 7 million homes in France will increase by an energy class.
- 91% of the beneficiaries will be properties heated by electricity.
In the Pays de Gex, this reform will therefore have a concrete impact, particularly for apartments and small areas located in Ferney-Voltaire, Gex, Saint-Genis-Pouilly or Divonne-les-Bains, where electricity remains the main source of heating.
✅ Who are the main beneficiaries?
The big winners of this reform are:
- Homes heated by electricity : nearly 1 in 2 will gain an energy class.
- Energy sieves (F and G): around 850,000 homes will graduate from this status by 2026.
- Small areas (< 40 m²): 41% of them will see their DPE improve.
In the municipalities of the Pays de Gex, these changes concern a large part of the housing stock — in particular studios and T2 intended for rental.
Homes heated by gas, oil or wood will make little progress, because their primary energy coefficient is not affected by the reform.
- Rental properties, until now threatened by the gradual ban on thermal sieves (Climate and Resilience Law), are finding new room for manoeuvre.
- Sellers will see their properties better valued thanks to a more favourable DPE.
- Buyers will be able to project themselves more serenely in homes considered less energy-intensive, without having to plan for major renovation work.
Clearly, this reform should revitalize the real estate market in the Pays de Gex, by upgrading a significant part of the stock heated by electricity.
