In order to help landlords and tenants to see more clearly the rental market in their respective geographical areas, the Ministry of Housing has published a map of rents by municipality. This map, created in partnership with the National Agency for Housing Information (ANIL), should also enable local authorities to carry out more effective housing policies. In this article, we will take a look at the data concerning the Pays de Gex, revealing the trends and key figures of our territory.



Methodology of the rent map

This rent map is the result of a meticulous analysis of more than 7 million rental ads from the Leboncoin website and the SeLoger group's platforms. The rent indicators, calculated including charges, are based on advertisements of empty rented properties during the 3rd quarter of 2023.

Some data comes from a mesh. If a municipality does not have any rental properties on at least one of the two platforms during the given period, the rent indicator is estimated based on a wider area that includes neighbouring municipalities with similar characteristics.

Over our 30 years of experience, we have seen the changing needs of our customers, now placing transport accessibility at the top of the agenda, closely followed by the energy performance of homes.
Reading the map of apartment rental prices, we are not surprised to see that the municipalities closest to the Swiss border have the highest rents per m².

It is in Divonne-les-Bains that the property market prices are the highest (25€/m²). The city seduces with its lake and its many infrastructures (water sports centre, racecourse, casino, golf course, etc.). It offers a natural setting while being close to the Swiss border.

This is followed by Prévessin-Moëns (€22.6), Ferney-Voltaire (€21.9) and Ornex (€21), which serve as a direct gateway to Geneva thanks to their customs posts in Mategnin and Ferney-Voltaire.


One can legitimately wonder why Saint-Genis-Pouilly does not occupy a higher position in the ranking. Indeed, similar to Ferney-Voltaire, this commune has a high population density with a predominance of collective housing, which makes it an attractive destination for investors. One possible explanation would be the lack of available data on this locality, however, it turns out that there is a lot of information about it. A plausible hypothesis would therefore be that the majority of the available housing in Saint-Genis-Pouilly is furnished, which is not taken into account in the calculation. 

As for the municipalities in the south of the Pays de Gex, they have lower rents, reflecting the lack of infrastructure and accessibility to transport in this sector.

In addition, the rent indicated for the city of Farges (€15/m²) seems unrealistic because it comes from a network of the cities of Farges (01550), Chézery-Forens (01410), Confort (01200) and Chevrier (74520). However, the latter are not part of the Pays de Gex and they have few references. They therefore drive down the rent price of the city of Farges which, in our opinion, would be rather similar to that of Collonges (€17.9/m²).

Unsurprisingly, the same municipalities dominate the rent price ranking for both houses and apartments. Among the newcomers at the top of the rankings, Echenevex stands out. This town, mainly residential with 82% houses, is a special market for beautiful villas, attracting a relatively wealthy clientele.

Gex also attracts many families, with more modest incomes than those of Echenevex. As land prices are more affordable in Gex, families looking for houses often opt for this town. The indicated rent of €20.4/m² therefore seems consistent.

As far as Ferney-Voltaire is concerned, it is hardly surprising to find that house rents are lower than apartment rents, given that the vast majority of available housing in the city is apartments, accounting for almost 90% of the supply. Houses are relatively rare, and most of the time they are of old construction.

It is difficult to draw a precise analysis from the map of house rents, because all rents at €18.1/m² and €15.6/m² are subject to a mesh. The first includes the towns of Vesancy, Cessy, Segny, Chevry, Sauverny and Grilly. The second group includes Sergy, Saint-Jean-de-Gonville, Farges and Challex.

It is obvious that the amount of rent mentioned for Sergy (€15.6) is not realistic, given that this municipality does not belong to the same geographical area as the municipalities mentioned in this network. As far as Pougny is concerned, the low number of property references in this commune makes the rent indicated unreliable.

The Limits of the Rent Map
 
The rent map, while being a comprehensive database potentially useful for landlords and tenants, has some biases :

 
  • The data analysed covers the period from 2018 to 2023, which means that not all of it is up-to-date and may not accurately reflect the current situation of the rental market;

  • The survey carried out to populate this rent map only takes into account bare rentals and does not distinguish between new and old dwellings, while the rents of these properties differ according to their respective characteristics;

  • Some municipalities did not have any rental advertisements identified at the time of data collection. The amounts shown for these municipalities on the rent map therefore correspond to those of neighbouring towns with similarities;

  • As the methodology used to calculate this 2023 rent map is different from the one published in 2022, the two versions cannot be compared to analyse changes in rent prices in the Pays de Gex.
 
It is therefore essential to keep in mind that this tool should be used with a lot of hindsight, due to the aforementioned points. The figures provided shouldbe considered primarily as indicative and may not accurately reflect the state of the rental market in a given municipality. Only experienced professionals can present these figures in an informed manner.
